Discover Loan Modification Programs

Do you know about loan modification programs? Perhaps you are having difficulty paying back a loan and have heard of such schemes. This can be a confusing area for consumers so it is best to tread carefully and not rush into anything.

A loan modification is an agreement between you and your lender to adjust the original terms of your loan. This may be to extend it or shorten it or something similar. If you are thinking about trying to get a modification on your loan or mortgage or any other repayment plan it is important to note that the final decision always comes down to the lender. Of course you can appeal any decision you do not agree with, but the final decision always remains with the lender.

There are many reasons why you may want to adjust your loan. You may have more money now than when you took out the original loan and as such you are interested in paying off more each month, probably paying the whole debt off quicker. Or perhaps it is the opposite and money is tighter now, and you would prefer to pay less over a longer period than originally agreed upon. Lenders are fully aware that borrowers circumstances may change, it is difficult to account for what may happen over a long 25 year mortgage period. Todays economic turmoil means even more people are looking to their lenders for some kind of loan modification and this is why most banks and mortgage providers already have Modification programs setup.

You may decide not to inquire about your lenders specific modification program, instead opting to do it on your own. If you do this you need to carefully review your contract and be fully aware of your consumer and statutory rights. Going it alone can be done and can mean you will not have to fork out for expensive lawyers, and in fact can sometimes be an advantage when the lenders are making their decision. Do not expect to get accepted on the first go, although sometimes a well scripted letter pointing out all the important and relevant details is enough to get what you want. If you are refused and feel it is unfair then you may find it necessary to hire a lawyer.

Once you do finally have your loan modification accepted it can be a huge weight lifted from your shoulders. No longer do you need to worry about how to make the next payment as it has already been arranged to fit what you can afford. Just be sure to remember that this is almost like a second chance in the lenders eyes, and making sure to continue with the new payments is of paramount importance. Remember, your lender wants their money and would rather you did not default. Also remember that if you are having issues, do not be scared to seek the advice of a professional.

Free Credit Report: How do I Get It?

Along with all other consumers, I have the legal right to annually receive my free credit report from the top credit reporting companies, Equifax, TransUnion and Experian. This is very critical as the information on my free credit report is used by lenders to assess my ability to pay loans. Every time I go for a new loan, lenders would get a copy of my credit report from the credit reporting agencies and from this, calculate my credit score. My credit score’s ranking on a credit scoring system would factor in the lender’s assessment of my creditworthiness and in their decision to grant me the loan, along with the interest rate I may be charged.

I have looked into possible sources of my free credit report. I learned that I could get it from annualcreditreport.com, the website the major credit bureaus manage together. They also have individual websites. Freecrediteport.com and freecreditscore.com are two internet sites run by Experian, plus their company domain, and my free credit report is also available from these sites. Additionally, other sites on the internet also make my free credit report available on request.

I need to closely review the data included in my free credit report to ensure they are all correct and current. I have to see to it that it does not contain erroneous information about payments I did not make in time or have missed, as well as debts that may still be showing as outstanding when they have actually already been paid for. These would pull my credit scores down.

I should also check that the activities included in the report are only those which transpired in the last seven years. Credit reports only take account of events which happened within the past 7 years.

Also, I should make sure that there are no anomalous accounts on my credit report. I would want to be certain that I have not fallen victim to identity theft or a similar felony.

Where To Get Your Credit Score Free

Your credit score and credit report are two important things a lender uses to evaluate your creditworthiness. They are huge factors in their determination to give you a new loan or not and the kind of terms they may apply on the loan. When thinking of getting a new loan, therefore, it is highly advisable that you look into these and try to improve your credit score to get the best possible terms.

Your credit report contains your personal and financial history including previous loans and how you handled them, credit card records, and other similar transactions, as gathered by the three leading credit reporting agencies, TransUnion, Experian and Equifax. The data from this report are then used to calculate your credit score, which appears in a credit score scale.

Your credit standing is determined by where your score appears on the scale. If your score is high and near the top of the scale, this indicates you are a potentially low- risk borrower and would be a good candidate for a premium loan.

You are legally entitled to a free copy of your credit report annually. However, your credit score is not as easily obtained. But you can access your credit score free of charge online through several relevant websites. The websites of the three consumer reporting bureaus are one such source where you can have a one-time access to your credit score.

Be reminded though that while the scoring system used by most lenders is the FICO system, there are other scoring systems being used like PLUS Score and Vantage Score. It would therefore be best to review how these different scoring systems correspond so you don’t get confused and still get a good idea of what your credit score means, whichever system may have been used.

Minimum Credit Score Needed To Buy A House

With changes in the requirements for purchase, many potential homeowners are left asking what credit score needed to buy a house now. Basically your score not only determines if you can, but how hard, what incentives and what interest rates will be involved.

The short of it is that a 620 to a 650 is going to get you in the door, although its considered a high risk loan. This will result in higher interest rates on the loan. When you get into the 700 range rates, requirements and other parameters are more in the buyers favor.

Just about every loan is FHA backed, few banks will touch a one without the government behind the money. With that, FHA requirements need a 580 or higher. If you are in the 500 range a 10% downpayment, showing you are tied to the house and have something to lose, will be required. If you are below 500 it will be very difficult to get any loan at all.

If your overall credit factors are good for the last couple of years but still do have a low score, you may be able to work around some issues to get into a mortgage. Letters of explanation, and a willing lender will help. If you have a stable history, but had illness, or other specific issues that are not normal, it is easier to show you have the responsibility and should get a mortgage.

Some second chance lenders will look beyond scores and at the person involved. If a property has good value, and it seems like an overall good risk, you can have a better chance at making a deal work. This second chance scenario is ripe with issues and predatory lenders, so be careful.

The best thing to do prior to applying for a mortgage is to get a copy of your credit report. This allows you to correct any errors on the report. If there are correct but damaging payments, write a letter of explanation to be placed in your file.

Home Mortgage Qualifications: First-Time Home Buyer Mortgage

FHA home loans have basic requirements that must be met before qualifying for an FHA loan. How To Raise Your Credit Scores

Credit scores are a huge factor in loan applications. A high credit score would give you the best likelihood of getting your application approved with favorable terms and low interests. Most credit companies use the FICO system in assigning credit scores and the highest score on this scale is 850. If you want to get a good loan, you should get a score not lower than the average credit score of 723. If it falls below this level, you can take certain measures to improve it.

The most basic action to take is to review your credit score for inaccuracies. Legally, you should receive a free copy of your credit report on a yearly basis. Evaluate this closely for possible errors that need to be corrected. For instance, there could be wrong records of payments made beyond the due dates, bills or accounts mistakenly charged to you or those that have already been settled but still are still showing as unpaid. These types of inaccuracies should be reported to the credit reporting bureau for the latter to fix at the earliest possible time.

You should also make sure that you pay your accounts on time. A history of late remittances would have a negative impact on your credit score so refrain from doing this at all times. You may consider enrolling on an automatic payment arrangement to avoid late payments.

Another way to raise your credit score is keeping your credits well below your allowed limits. A 30% debt to credit ratio would be ideal. It may also be a good idea to ask your credit card company to have your credit limit raised to get a good ratio.

Furthermore, avoid obtaining new loans or credits that you may not need prior to making an application for the one you need the most. Lenders could lower your credit score for new loans acquired or inquiries made for new loans.
